🌱 ECOLOGICPROJECT: LAND ACCESS MODELS FOR A NEW GENERATION OF STEWARDS
We are actively exploring and modeling innovative land access pathways that bypass conventional gatekeeping and prioritize regenerative continuity over extractive profit. One such model is the Lease-to-Own + Charitable Remainder Trust (CRT) structure—a quietly powerful legal and relational tool that enables land transfer without requiring large upfront capital.
Here’s how it works, in essence:
An aging landowner—often a farmer ready to retire—places their property into a Charitable Remainder Trust, allowing them to avoid capital gains tax while receiving monthly income for the rest of their life.
You, the steward-in-waiting, lease the land under mutually agreed terms—often at a highly affordable rate (sometimes as low as $300/month). You get to live on and begin restoring the land now, while building real relationship with the land and the elder who has cared for it.
Upon the owner’s passing, you have a pre-negotiated option to purchase the property at a fixed rate—often well below market value—ensuring continuity, legacy, and land-based livelihood without the need for debt-based speculation or institutional loans.
This isn’t charity. It’s mutual benefit through living systems design:
